My duties and responsibilities include but are not limited to assisting clients in buying, selling, renting, or leasing properties, and vary depending on whether I am representing the buyer, seller, or both, but generally include the following:

  • Marketing: Take professional photos, create listings for MLS and real estate websites, and market through social media, print ads, and open houses.

  • Home staging advice: Recommend repairs or improvements to increase property appeal.

  • Showing the property: Arrange and conduct property tours for prospective buyers.


3. Property Search and Purchase Assistance (For Buyers)

  • Identify suitable properties: Based on the buyer's budget, preferences, and location.

  • Schedule viewings: Coordinate and attend showings with clients.

  • Provide neighborhood insights: Share information on schools, crime rates, amenities, and more.


4. Transaction Management

  • Negotiate offers: Present and negotiate purchase or sale terms on behalf of clients.

  • Prepare and review contracts: Ensure all legal documentation is properly completed and submitted.

  • Coordinate with other professionals: Work with mortgage lenders, inspectors, appraisers, and attorneys to move the transaction forward.


5. Guidance and Support

  • Advise on financing options: Help buyers understand mortgage types, pre-approval, and lending processes.

  • Inspection and appraisal support: Assist clients through the inspection and appraisal processes, and advise on necessary negotiations.

  • Ensure compliance: Make sure all activities follow local and federal real estate laws and ethical standards.


6. Post-Sale Services

  • Assist with move-in/move-out logistics

  • Provide referrals for services: Such as contractors, movers, or property managers.

  • Follow-up: Maintain communication to support future needs and build long-term relationships.
